1. Understanding Market Conditions
The real estate market is always changing. It helps to understand how market conditions
can affect your position as a seller.
Are we in a buyer's market, a seller's market or a balanced market? It is important for you to know the characteristics and implications of each, so that the right marketing strategy is chosen to sell your home.
We can tell you the market conditions at the
time you are considering selling your home.
2. Pricing Your Property
The single most important decision you will make with us is determining
the right asking price for your property.
Let us help you to know your market. A comparative market analysis will show you the market activity of homes similar to yours in your neighbourhood . From there we will determine the value of your home and discuss with you the significance of pricing right; overpricing may cause you to miss the right buyer for your home and negate the positive value of early activity. Our seller's package explains these points in greater detail.
3. Agree on a Marketing Plan
A house is very complex to market and the process needs to be well organized.
To do the job properly a plan is needed.
Property is not something you sell everyday and for
many people it is their largest asset.
We can prepare a personalized plan for you containing all activities intended to market your property. At Royal LePage, your property will be aggressively promoted through Royal LePage's own property advertising publications, other Royal LePage offices and Real Estate Professionals, the MLS information library (unless it's an exclusive listing), and mailings to potential buyers in your area. |
4. Signing a Listing Agreement
The first formal step in marketing your property is to enter into a Listing Agreement - a contract that commits Royal LePage to actively market your home for a specified period of time.
It also commits you to a pre-established marketing fee that is to be paid upon the successful closing of the sale. We may require the following documents:
Plan of Survey or Location Certificate
Property Tax Reciepts
Mortgage Verification
Deed or Title Search
Other Documentation
Note: In Ontario you will be required to sign a property condition disclosure statement.
5. Aim Higher When Showing Your Home
First impressions are lasting impressions. You will want to make sure that buyers looking at your home are left with the best possible impression. We can help you achieve that goal.
Pre-Inspected Listings
Home inspections have traditionally been for the benefit of the purchaser.
Pre-inspected listings can benefit vendors too. This is a very important marketing tool that requires some explanation. Pre-inspected listings give you the chance to immediately repair any defects the home inspection reveals. The sale of your home is less likely to fall through, or the price less likely to have to be renegotiated with a pre-inspection. Our complete seller's guide explains these points in greater detail.
6. Following the Listing Contract
The listing contract is signed… our house is ready. Now what?
So many little details now require yours and our attention! We aim to get the details right and make the whole process easier for your. Our seller's guide completely outlines how we will deal with appointments, previews, marketing and follow up.
7. Major Elements Of An Offer
The six major elements of the offer are the price, deposit, terms, conditions, inclusions and exclusions, and the closing or possession date. All of these items are related in the overall acceptability of the offer. The complete seller's guide illustrates the importance of each of these.
8. Moving Tips
Once your home is sold, we can help make the move easier for you.
We have a great check list included in our seller's guide to take you week by week, from 8 weeks before closing, right up to the final details on moving day. And to assist you with packing, we provide many great ideas to save yourself time and money!
